(March 10, 2006) - Peggy Turk is the type of realtor most people never meet. After all, how many people shop for homes ranging from $2-45 million? And how many shop for them by boat?

Turk specializes in the area of South Florida where her customers are seeking a certain lifestyle. They love boating or yachting, they want to live in a community that's a vacation-type area, and most of all, according to Turk, they want to have fun!  

But they're savvy too, and want to be sure they're making the right investment. Turk says that real estate today in South Florida is a much better buy than the stock market. "The return in the area that I work is between 14-20% per year," she says.

Turk specializes in waterfront properties. The majority of her clients are boaters - whether they have a boat when they buy the house or are planning to purchase one afterwards. Therefore, Turk has to be as aware of boating requirements as she is of real estate information.

"After all, you can't fit a 90ft yacht at a 70ft dock," she says. "You have to know the drop of the boat so that the canal can accommodate it. These are the types of things that I specialize in.

 Since the area Turk handles is only 50 miles from the Bahamas, property seekers with yachts want to be as close to the ocean as possible, in order to spend less time negotiating through the inland waterways. Here's where her unique approach comes in. Turk often takes clients by boat to see properties. In this way they get perspectives from both land and water. "We have a lot of canals here," she says, "and to be able to travel up and down them to choose a home makes much more sense than driving on land. There is no one else in this area who takes people to look at properties by boat."

Top Three Locations
According to Turk there are three communities in South Florida that are the most desirable when it comes to the yachting lifestyle: Lighthouse Point, Fort Lauderdale, and Boca Raton. One of the prime homes that she has just listed is in Lighthouse Point, directly on the water. It's a five-bedroom, three-bath, gated waterfront home built in 2002 by one of the top home builders in the area. In addition to the many indoor amenities, which include frescoes and marble floors, there's a beautiful backyard right on the water. "To be able to sit in your backyard in your hot tub, overlooking the Intracoastal," says Turk, "is an ultimate dream for boaters." The price of the dream? $4.8 million, which Turk considers to be a good buy for the area, especially since it comes totally furnished.
